5. User content standards
- Content must be accurate (facts), genuinely held (opinions) and comply with UK law.
- No defamatory, obscene, hateful, discriminatory, infringing or unlawful material.
- You grant us a non-exclusive, worldwide, royalty-free licence to host, display, reproduce and distribute your content on the platform.
- This licence also allows My Little Eye Tech Ltd to use, display and promote your listings, images, descriptions, and other submitted content in marketing or promotional materials related to the platform. This may include social media posts, advertisements, emails, newsletters, and other promotional channels operated by or on behalf of My Little Eye Tech Ltd.
- We may adapt, crop, resize, or format content (such as images or excerpts of descriptions) where reasonably necessary for display on different devices, layouts, or marketing formats.
- We may remove content and disclose information to authorities where legally required.
- Listings and messages are provided by users/professionals, who are responsible for them.
6. Registration & security
- One account per person; don’t share credentials. Use a unique password and keep it secure.
- Provide accurate information and tell us about unauthorised use immediately.
- We may disable accounts that breach these terms.
7. Intellectual property
- The site, design, code, databases, and trademarks are owned by us or our licensors.
- You may not copy, frame, republish, scrape, spider, or create derivative works without consent.
- You must not use our logos or brand without our written permission.
8. Disclaimers
- The site is provided “as is”. We do not promise uninterrupted or error-free access.
- Information is general guidance only and may be provided by third parties; we don’t verify every detail.
- We are not a party to agreements between users (e.g., landlord/tenant, client/professional). E-signing and payments are provided by third parties (e.g., DocuSign, Stripe) under their terms.
- We do not provide legal, financial or tax advice.
- Translations are provided for convenience only. The English version of the site and any legal documents is the official version and prevails over translated text.
9. Suspension/withdrawal
We may suspend, restrict or withdraw the site (or your access) for business, security or legal reasons. This includes, without limitation, the suspension or removal of listings that are inaccurate, outdated or otherwise in breach of these Terms (see Section 16.1).
10. Territory
The site is intended for users in the United Kingdom.
11. Third-party links & linking to us
- Links to third-party sites are provided for convenience; we’re not responsible for their content or policies.
- You may link to our homepage fairly and lawfully, without implying endorsement. No framing, deep-linking to listing pages, or hot-linking of assets without written consent. We may withdraw permission at any time.
12. Limitation of liability
- Nothing excludes liability for death or personal injury caused by negligence, or for fraud.
- We’re not liable for outages, malware, data loss, or indirect/consequential loss, or for communications you receive from other users you contact.
- Consumer users: the site is for domestic/personal use; no liability for business losses.
13. Governing law & jurisdiction
These terms are governed by the laws of England & Wales. Courts of England and Wales have exclusive jurisdiction.
14. Other important terms
- We may assign our rights under these terms. You may not transfer yours without consent.
- No waiver of rights by delay or omission.
- If any provision is invalid, the remainder stays in force.

15. Non-refundable services & verification outcomes
Upgrading a property listing (rental or sale) to Gold or Platinum triggers third-party checks (for example: identity, address, sanctions and property ownership verification) and premium placement processes. These costs are incurred immediately on payment. For that reason, Gold/Platinum upgrade fees are non-refundable once payment is completed, even if you later withdraw or delete the listing, or if a tenancy or sale does not proceed.
Silver listing fees are charged per listing and are non-refundable once paid. Promotional discounts or coupon codes may reduce the Silver listing fee in whole or in part; where a discount reduces the fee to £0, no refund is applicable.
This policy does not affect your statutory rights. If we fail to supply the upgrade you purchased (for reasons within our control), we will provide a fix or a refund at our discretion.
15.1 Premium placement
Premium placement is sold per listing and cannot be transferred to another listing. Purchases are non-refundable once payment is completed. If you already have premium time remaining, any extra time you buy will stack on top of your remaining time.
Premium placement does not guarantee any minimum level of visibility, enquiries, or outcomes. Visibility is influenced by user searches, filters, and platform algorithms, which we may update at any time.
By purchasing premium placement you acknowledge and accept these conditions as part of your contract with us.
15.2 Verification outcomes & account restrictions
As part of our Gold and Platinum upgrade packages, we carry out Owner Identity & Ownership Verification. These checks may include ID verification, address confirmation, sanctions screening and property ownership validation using third-party providers.
If you fail this verification, or if we have reasonable grounds to suspect fraudulent activity, we may:
- suspend or permanently restrict your ability to create or publish property listings on this account.
- remove existing listings from public view.
- and/or report suspected criminal activity to relevant authorities.
By using our platform and purchasing a paid listing package, you accept these terms as part of your contract with us.
16. Listing declaration & accuracy
By creating a listing, submitting documents, or upgrading your package, you confirm that all information you provide — including your identity, ownership details, property facts, compliance documents and any other representations — is true, accurate and not misleading to the best of your knowledge.
You acknowledge that providing false or misleading information may constitute fraud or misrepresentation and could lead to legal action. You accept full responsibility and liability for any inaccuracies, omissions or false statements you make, and you agree to indemnify and hold harmless My Little Eye Tech Ltd (and its officers, employees and affiliates) from and against any claims, losses, damages, costs and expenses (including reasonable legal fees) arising out of or in connection with the information you submit to, or publish on, the platform.
We may suspend, restrict or remove listings where we reasonably believe information is inaccurate, misleading or fraudulent, and may report suspected criminal activity to the relevant authorities. Nothing in this section limits any rights or remedies available to consumers under UK law.
Your responsibility for accuracy does not end at the point of publication. You must keep all listing information — including price, availability, property details and compliance documents — accurate and up to date for as long as the listing remains live. If circumstances change (for example, the property is sold, let, withdrawn, or material details alter), you must update or remove the listing promptly. Failure to maintain accurate listing information may result in suspension or removal of the listing without refund of any fees already paid.
16.1 Listing duration & availability
Duration
Listings remain live on the platform until:
- removed by you;
- marked as sold, let agreed, or otherwise unavailable; or
- suspended or removed by us under these Terms.
There is no fixed expiry period for listings at present. We reserve the right to introduce listing duration limits in future, and will provide reasonable notice before any such change takes effect.
Keeping listings accurate
You must keep listing status, price, availability and all other details accurate and up to date at all times. Where a property is no longer available, you must update or remove the listing promptly.
Periodic confirmation
We may from time to time ask you to confirm that a listing remains available and that its details are still accurate. If you do not respond within a reasonable period, we may temporarily suspend the listing until confirmation is received.
Enforcement
We may, acting reasonably and at our discretion, suspend, edit, hide or permanently remove any listing that we reasonably believe is inaccurate, misleading, fraudulent, unlawful, or in breach of these Terms. Where we consider it necessary to protect users or the integrity of the platform, removal may occur without prior notice.
Fees and refunds
Where a listing is removed due to a breach of these Terms or because it contains misleading information, any fees already paid in respect of that listing (including listing fees, upgrade fees, and premium placement fees) are non-refundable. This does not affect your statutory rights.
17. Holding deposits & pre-tenancy agreements
We provide tools (for example: a “Holding Deposit Agreement” generator) to help landlords and tenants record what has been agreed in principle before a tenancy starts. These tools are provided for convenience only.
- We are not a party to any agreement between landlord and tenant, and we do not act as agent for either side.
- We do not hold client money, act as escrow, protect deposits, or guarantee any payment, refund or outcome.
- It is the landlord’s responsibility to ensure the terms they enter (including rent, holding deposit amount, and deadlines) comply with the Tenant Fees Act 2019, including the cap of one week’s rent for holding deposits, and any other applicable law in England and Wales.
- If the landlord withdraws from the proposed tenancy, or if referencing fails for reasons that are not the tenant’s fault, any refund of the holding deposit is a matter between landlord and tenant. We do not refund or enforce refunds on either party’s behalf.
- The information entered into any draft agreement (names, rent, deadlines, etc.) is provided directly by users. We do not verify its accuracy, legality or fairness and it is not legal advice. You should obtain independent legal advice before relying on it.
- Inventory checklist reports created via the platform are charged services. By previewing, generating, or otherwise publishing that report you agree to pay the applicable fee and accept these terms (including this clause) before the tenancy starts.
By using these tools you confirm that the details you enter are true and accurate to the best of your knowledge, and that you understand you are solely responsible for any promises you make to another party.
18. Language & translations
Our platform is available in multiple languages through automated translation tools (such as Google Translate or GTranslate). These translations are provided for convenience only.
The English version of all pages, guides, legal information, policies, agreements, and any other content on the platform is the official and legally binding version. If there is any difference between a translated version and the English version, the English version will always take precedence.
We do not guarantee the accuracy, completeness, or reliability of translations, especially for legal, financial, regulatory, or contractual information. You should not rely on translated text when making legal or financial decisions.
To the fullest extent permitted by law, My Little Eye Tech Ltd disclaims all liability for any misunderstanding, loss, or damage arising from the use of translated content.
If you need verified information, always refer to the English version or seek advice from a qualified professional.
19. Professional Terms & Conditions (Professionals)
These Professional Terms apply when you create, publish or update a professional profile (“Professional Profile”) on My Little Eye Tech Ltd (“we”, “us”, “our”, “MyLittleEyes”). They sit alongside our general Terms & Conditions on this page and our Privacy Policy. If there is any conflict, these Professional Terms will apply to professional use of the platform.
19.1 Eligibility and authority
- You confirm you are at least 18 and legally able to offer the services described in your Professional Profile.
- If you act on behalf of a business, you confirm you have authority to bind that business to these terms.
- You are responsible for ensuring any staff or subcontractors you use comply with these terms when operating via the platform.
19.2 Your profile, accuracy and content standards
- You must provide accurate, complete and up-to-date information (including services offered, service area, pricing (if shown), qualifications, and contact details).
- You must not misrepresent qualifications, accreditations, experience, insurance, memberships, approvals, or availability.
- You must only upload content you own or have permission to use (e.g., logos, photographs, certificates). You grant us a licence to display your content on the platform for operating and marketing the service.
- We may edit, hide, reject or remove Professional Profiles that we reasonably believe are misleading, unlawful, or breach these terms.
19.3 Verification and badges
- We may offer verification checks (manual and/or automated). Any “verified” badge indicates only that certain checks were performed at a point in time.
- Verification is not a guarantee of quality, performance, suitability, or that you will be selected by users.
- You must tell us promptly if any verified details change (for example: expired insurance, loss of licence, change of business name, or change of address).
- We may suspend or remove a verification badge at our discretion if we believe information is outdated, incomplete, or inaccurate.
19.4 Your obligations when providing services
- You are solely responsible for the services you provide to users, including quality, pricing, scheduling, warranties, and aftercare.
- You must comply with all applicable UK laws and regulations relevant to your work (including consumer protection, health & safety, licensing requirements, and data protection).
- Where appropriate to your profession, you confirm you maintain adequate and appropriate insurance (such as professional indemnity and/or public liability). You must provide evidence on request.
19.5 Enquiries, messaging and conduct
- You must communicate professionally and respectfully with users. Harassment, discrimination, threats, or abusive language is not permitted.
- You must not send spam, bulk messages, misleading offers, or use the platform to scrape data or collect user information for unrelated marketing.
- You must not attempt to bypass platform safeguards (including verification or security checks).
- We may monitor, moderate, restrict, or suspend messaging access where necessary to protect users, prevent fraud, or enforce these terms (in line with our Privacy Policy).
19.6 Quotes, payments and fees
- Any quotes you provide must be clear, accurate and include relevant terms (scope, timelines, exclusions, and VAT status where applicable).
- We may introduce paid features, lead fees, subscription plans, or transaction charges in the future. If so, we will show applicable fees clearly before you incur them.
- We do not guarantee any minimum number of leads, enquiries, bookings or revenue.
19.7 Reviews and ratings
- Reviews and ratings are written by users and reflect their opinions about their experience.
- You must not manipulate reviews, including by offering incentives, pressuring users, or submitting reviews yourself (directly or indirectly).
- Where a reply feature is provided, you may respond professionally and respectfully.
- We may remove or hide reviews that are abusive, defamatory, fraudulent, or otherwise breach our policies.
19.8 Suspension, removal and termination
- We may suspend or remove Professional Profiles, badges, or access to professional features where we reasonably believe there is a breach of these terms, risk to users, or suspected fraud.
- We may require you to re-verify details at any time.
- You may stop using professional features at any time by removing your profile or contacting us.
19.9 Platform role and liability
- We provide a platform to help users find professionals. We are not a party to any contract between you and a user.
- You are responsible for your contracts, terms, disputes, and outcomes with users.
- To the extent permitted by law, we are not liable for losses arising from professional services provided by you or other professionals, or for user decisions based on profiles, reviews, or communications.
19.10 Data protection
- You must handle any personal data you receive from users lawfully and securely and only use it for genuine service enquiries.
- You must not sell, share, or reuse user data for unrelated marketing without the user’s explicit consent and a lawful basis.
19.11 Governing law
These Professional Terms are governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction.
20. Messaging, communications & moderation
20.1 Platform messaging
Our platform includes messaging tools that allow users, landlords, tenants, buyers, sellers and professionals to communicate with each other. Messages are intended to facilitate genuine property-related and professional service enquiries only.
20.2 No end-to-end encryption
Messages sent via the platform are not end-to-end encrypted. By using the messaging features, you acknowledge that messages may be stored and processed by My Little Eye Tech Ltd for operating, securing, improving and enforcing the platform, in accordance with our Privacy Policy.
20.3 Monitoring and review
To protect users, prevent fraud, comply with legal obligations, and enforce these Terms & Conditions, we reserve the right to review, monitor and moderate messages and conversations where reasonably necessary. We do not routinely read all messages, but may access conversations to investigate misuse, abuse, suspected fraud, unlawful activity, or breaches of these terms.
20.4 Prohibited messaging behaviour
You must not use the messaging system to:
- send spam, bulk or unsolicited messages.
- send abusive, threatening, harassing, discriminatory or obscene content.
- mislead, impersonate others, or make fraudulent claims.
- attempt to move users off the platform to bypass safeguards, fees, verification or moderation.
- request or share sensitive personal data unnecessarily (such as bank details, identity documents or passwords).
- promote illegal activity or content that breaches UK law.
20.5 Enforcement
If we believe, acting reasonably, that messages or accounts breach these Terms & Conditions, we may, without notice:
- restrict or remove access to messaging features.
- delete, hide or remove messages or conversations.
- suspend or permanently terminate accounts.
- and/or report suspected unlawful activity to relevant authorities.
20.6 No expectation of privacy
The messaging system is not a private or secure communications service. Do not use it to share information that requires confidentiality. If you require confidential or legally privileged communications, use appropriate secure channels outside the platform.
21. Community forum (MyLittleForum)
21.1 Purpose of the forum
- The forum is provided for general discussion and community sharing only.
- Posts are user-generated and reflect the author's views, not My Little Eye Tech Ltd's views.
21.2 Not professional or legal advice
- Forum content is not legal, financial or professional advice and must not be relied upon.
21.3 User responsibility
- Users are responsible for what they post; they must ensure it is lawful, honest and not misleading.
- We do not verify forum posts for accuracy.
21.4 Prohibited content
- No defamatory statements, harassment, hate speech, threats or abusive content.
- No publishing others' personal data without consent.
- No illegal instructions or encouragement of unlawful activity.
- No impersonation or fraud.
21.5 Moderation & enforcement
- We may edit, hide, remove or lock posts/threads, or suspend accounts at our discretion to enforce terms, safety or legal risk.
- We may retain content and disclose it to authorities where legally required.
21.6 No endorsement
- Visibility, badges and reactions do not imply endorsement.
22. Use of Automated Assistant ("Iris")
- Iris is an automated assistant providing general information only.
- Iris does not provide legal, financial, or other professional advice.
- Responses may be incomplete, simplified, or out of date.
- Iris may decline to answer if the information provided is insufficient.
- You must independently verify important information before acting on it.
- Use of the assistant does not create any contractual rights or obligations.
- Conversations may be logged to improve the service, in line with our Privacy Policy.
- MyLittleEyes accepts no liability for actions taken based solely on assistant responses.
