What should I ask during viewings?

Ask about local amenities, utilities included, deposit terms, and previous tenants. If it's an Open Day, arrive on time and bring any documents you may need if you plan to apply quickly.

Step 3

Confirm Terms & Prepare Tenant Screening

Before you commit financially, make sure you’re fully confident about the property, the landlord, and the key terms. Once everything is agreed, you’ll usually be asked to pay a holding deposit so referencing and tenancy checks can begin.


Agree key details first

Confirm the rent amount, tenancy start date, length, included bills, and any conditions. Make sure you’ve seen the property, spoken directly with the landlord, and received a draft tenancy agreement or a written summary of the terms.


Upload documents & pay holding deposit

Once you’re ready to proceed, provide ID, proof of income or employment, and references so the landlord can complete their checks. You’ll then pay a small holding deposit to reserve the property while referencing is carried out.


Before paying any deposit

Only pay a holding deposit once you are completely happy with the property, terms, and landlord. Check that you’ve seen proof they’re authorised to rent the property, confirmed key tenancy details, and received a written summary or draft agreement. Deposits should always be paid through a secure method and never in cash.

Step 4

Sign & Move In

Once checks are done, sign the tenancy, pay the deposit/first rent, and get ready for key collection.

Sign the tenancy, pay your deposit and first month’s rent by secure transfer, receive your deposit-protection certificate within 30 days, and set up a standing order for future rent.

Check-in, inventory & keys

Take meter readings, capture photos/video of each room, review and sign the inventory (reporting issues in writing within 7 days), collect the keys, and note repair and emergency contacts.


Keep records safe

Save your signed agreement, deposit protection certificate, inventory, meter readings and payment receipts. These documents help if anything needs to be resolved later.
