Anyone worried about flood risk with new builds?

I watched a YouTube video recently about flooding issues affecting some new build estates, and it honestly made me pause. I always thought new build = modern, safe, properly planned. But apparently some developments are built on low-lying land or areas that historically flood, and with heavier rainfall these days, surface water flooding seems to be a bigger issue. It got me thinking… When buying a new build: Do you check flood risk properly? Or do you assume if it got planning permission, it must be fine? I didn’t realise there are actually different types of flood risk — not just rivers and sea, but surface water, reservoirs, even groundwater. The gov site lets you check long-term risk for all of these: https://www.gov.uk/check-long-term-flood-risk I’m not trying to scare anyone — just genuinely curious how people approach this. Would flood risk stop you buying? Has anyone here had experience with flooding in a newer development? Interested to hear thoughts.
